A field agent is
the messenger between tenant and landlord. Greenleaf takes the hassle out
of dealing with the tenants or those unwilling to
communicate properly. All of the property services we provide
are intended to make administrative work easier on the owner.
We'll take care of gathering pertinent information for choosing
a tenant, as well as handling the uncomfortable situations.
A commitment to excellent service provides the basis for our company's success. Keeping the lines of communication strong between tenant and landlord will prevent a lot of issues from
arising and becoming an issue for all involved.
Field Services Offered To Current Owners And
The General Public As "A La Carte To Non-Cliental"
- Field Agent Trip. Field Agent will take an hour to visit your rental property to inspect & document on your behalf, meet an insurance agent, meet an appraiser
or meet someone on your behalf.
- Field Agent To Change Locks On Your Behalf. Prices may vary. Depending on
number of doors locks to be changed and type of locks used.
- Field Agent To Conduct Tenant Move-Out On Landlord's
Behalf. Includes lock change, main breaker flip for
power restoration, report documenting property condition &
possible damages by
visual inspection only, secure entire property if possible, excluding
unknown variables i.e. broken windows, doors, garage door, squatters
etc. Clean out & remove food that will rot in
refrigerator; secure broken
windows, doors, and garage door etc Reports & pictures given to
landlord can be used to legally place claim on tenant's security
deposit.
- Place Proper Written Legal Claim On Tenants Security Deposit
Upon Vacancy For Damages/Unpaid Rent/Unpaid Fees & Charges On Behalf Of
Landlord. Landlord must supply lease if applicable, damage
amounts owed, unpaid funds still due from tenant, damage pictures on
disk if available, bid for damage repairs if available or estimate for
damage repairs.
- File Police Report On Behalf Of Landlord. Reports
for theft & vandalism & illegal activates discovered,Police reports must be made at
property address. Legitimacy of a report in accordance to local police
procedures. Does not include final police report, as report must be
obtained direct from police department.
- Place a Lock Box on a Property, plus the rental of
our lock box, or purchase or replacement of our lock box.
Place a combination lock box on landlords property with a key inside to
allow access for landlords purpose i.e. hired workers, deliveries, etc.
Includes pick-up of our lock box when finished.
- Qualify Tenant for Landlord. Includes
rental application completed by your potential or existing tenants, 2
credit & criminal & sex offender & local county records verification
reports. Verification of employment by pay stub copies, tax returns or
bank accounts. Actual written or verbal verification of employment.
Previous landlord verification and or previous rental record
recommendation. Copies of potential or existing tenant drivers licenses.
All information collected given to Landlord.
- Prepare & Complete Written Lease Contract With Tenant On
Landlords Behalf . Using Greenleaf leasing documents or owner
provided. Our comprehensive lease provided, or you can supply your own.
Tenants review and sign leaser,
collect move-in funds owed if applicable, give move-in keys to tenants
if applicable, provide new tenant welcome packet containing pertinent
info regarding trash & recycle pick up etc, and any applicable
information you want passed on to your tenants in professional manner.
- Combination Discount- Qualify Tenants & Complete Written
Lease Contract for Owner. Our office will draft the lease and
proper documentation for the owner or handle owner paperwork provided.
- Gather & Provide Information on Residential
Property. Includes, posting
tenants of new ownership or transiting ownership, collect copies of
existing tenant leases, collect tenant contact information, conduct &
photograph tenant rental inspections, collect interim rent, establish
market rental rates if no lease in place for existing tenants, get
leases in place with existing tenants if none exist, get paperwork,
keys, leases from prior owner or property management company if
available, collect security deposits on file from previous property
management company if available, serve & post applicable notices to
existing problem tenants, file evictions needed, denote current tenant
maintenance issues, repair maintenance items, maintain general servicesd
needed.
- Home Watchers Service-Watch
Over Vacant Residential Property. This service is per month, on
a month to month contract.
- Tenant Renewal Home
Inspection. Our field agent will make an appointment with your present
tenants and conduct a Tenant Renewal Home Inspection. A copy of report &
correlating pictures will be sent to you.
We can handle any or all issues until sold, or upon purchase,
and or until you get people in place to take over, or you are ready
assume management.
