The basic rule of thumb that is followed is "If you break it, clog it, or don't maintain, then it's something you need to fix". If it breaks on its own then the owner takes care of it. An example of what the owner would handle would be if the water heater started leaking, or the a/c stopped working because the compressor needed replacing. In other words, items that the tenant couldn't possibly be involved with... like repairing a leaky roof.

Tenants are expected to use good judgment in emergency situations to determine if the situation will cause harm to anyone or damage to the property. In most situations, the problem can be corrected the next day without causing undue hardship for the tenant.

What is An Emergency?
(Not limited to the following)  

A sudden, urgent, usually unexpected occurrence or occasion requiring immediate action. A state, especially of need for help or relief, created by some unexpected event.

• If you need the Police - Call 9-1-1

• If you need an Ambulance - Call 9-1-1

• If there is a Fire that you can not put out – Call 9-1-1, then call the emergency number no matter the time.

• If there is a Gas leak – Turn Off the Main Gas Valve – Open windows to dissipate the gas, then call the emergency number no matter the time.

• If there is Major Storm Damage – Call the emergency number no matter the time.

• If Heating or Air Conditioning is not working – Wrap up to keep warm in winter. Call the emergency number after 8:00 a.m.

• If the Plumbing is not working – Turn Off the Main Water Valve. Call the emergency number after 8:00 a.m.

• If the Electricity is not working – Check the Fuse Box or Circuit Breaker Box - reset any operated circuit breakers. Call the emergency number after 8:00 a.m.

• If the Fireplace is not working – Call the emergency number after 8:00 a.m.
